A different retail project to the one most Menangle Park residents are watching. While Dahua's Woolworths-anchored town centre inside the Menangle Park estate is still working through its Campbelltown Council DA (see our earlier story), Mirvac has separately put a retail development site to market next door at The Village, Menangle — its residential masterplan by Menangle railway station, a short drive north of Menangle Park.
The site, marketed by Colliers as The Village Square, Menangle, is 1.16 hectares zoned E1 Local Centre. The indicative concept is a 3,185 square metre neighbourhood centre anchored by a 1,050 square metre supermarket, with specialty retail bays, food and beverage, health and childcare uses, and 178 at-grade parking spaces. Colliers cites trade-area figures projecting population growth from 5,088 residents today to 16,288 by 2046, with retail spending in the area rising from $78.2 million to $541.4 million over the same period.
"The Village Square, Menangle presents a compelling opportunity to deliver a neighbourhood centre within a rapidly growing residential catchment," said James Wilson, Colliers' head of retail middle markets, who is running the campaign with colleagues Joe Sacco and Ben Wilkinson.
Worth knowing: this is a site being marketed to developers and investors, not a lodged development application — nobody has published building plans yet. The expressions-of-interest campaign was due to close at 2pm on Thursday 27 August, and there's no news yet on who, if anyone, has taken up the site, or when a supermarket might actually open. It's also a separate project to Menangle Park's own town centre, which sits on a different site inside the Dahua estate and is going through its own council process. We'll follow up if a buyer or a timeline emerges.
