2. First Home Buyers Assistance Scheme (FHBAS)

For contracts exchanged on or after 1 July 2023:

  • New and existing homes: no duty at $800,000 or less. Above $800,000 and under $1,000,000, duty is the standard duty less (($1,000,000 − value) ÷ $200,000) × the standard duty on $800,000. No concession at $1,000,000 or more.
  • Vacant land: no duty at $350,000 or less. Above $350,000 and under $450,000, duty is the standard duty less (($450,000 − value) ÷ $100,000) × the standard duty on $350,000. No concession at $450,000 or more.
  • First Home Owner (New Homes) Grant: $10,000 for a new home bought for $600,000 or less, or $750,000 or less for land plus a contract to build. This calculator applies the $600,000 cap to a completed new home; land-and-build grants are not calculated here. Check the combined land, build and variation costs with Revenue NSW.
  • Residence requirement: Purchasers must occupy the home as their principal place of residence for at least 12 continuous months, starting within 12 months of settlement.

3. Off-The-Plan & Land Contract Trap

Revenue NSW does not allow the off-the-plan duty deferral on a contract for vacant land alone, even if you plan to build later. Transfer duty is payable within 3 months of exchange, or by settlement if earlier. Budget for it at exchange, not settlement. The details are in the protections you have when you build.

Duty figures use Revenue NSW's 2026/27 thresholds, which are indexed each 1 July. Check your own figure with Revenue NSW's calculator.
