49 lots finished, 348 under construction: Dahua's spring update for Menangle Park

Dahua's Spring 2026 newsletter counts 49 lots complete on Spine Road South and 348 more building. Its stage tracker gives Stage 4 North a second-quarter 2027 completion, where the newsletter says the first.

Dahua Group Australia’s Spring 2026 “My Place” newsletter, published 10 August, doubles as a construction progress report for the estate. Construction is complete on Spine Road South, delivering 49 new lots in the Rosewood Release. Another 348 residential lots are under construction across Stage 3 North Phase 2 and Stage 4 North, which the newsletter says will be finished in the first quarter of 2027.

Civil works on both stages started in March 2026. Stage 3 North Phase 2 is being built by WEM Civil, Stage 4 North by TRN Group.

If you have bought in either stage

The sequence that matters is: civil works finish, the plan registers, then you settle. Civil completion is not registration, and registration is what starts settlements. The 30-month build clock in the design guidelines runs from registration, not from settlement, and it covers both the dwelling and the landscaping, including the Certificate of Occupancy being issued. Ask your conveyancer to confirm the registration date in writing when it happens.

On the roads

Dahua says it is working with Transport for NSW on design approval for a new intersection on Menangle Road, connecting Miracle Mile Boulevard North to Danehill Avenue South. It expects works to start late in 2026 and construction to finish by the end of 2027. As at August 2026 that project was at the design-approval stage — proposed, not approved and not under construction. It concerns the ways in and out of the estate, which are covered in getting around.

On the parks

Dahua’s newsletter says work continues on what it calls Southern Hill Top Park, about 11,000 square metres of landscaped open space on an elevated site, and targets completion in late Q3 2026 with a community opening shortly after. It says a northern counterpart opened in 2025. Those are the developer’s names and the developer’s account of its own works: Council does not list a park under either name, and “Southern Hilltop Park” appears in OpenStreetMap carrying construction=yes. No Council source confirms an opening.

Bigger again is what the newsletter calls the Southern Riparian and Sports Fields precinct, which it describes as almost 20 hectares with parklands, sporting fields, multipurpose courts, an amenity building and dedicated parking. It says works there were programmed to begin in Q4 2026. Programmed, not started — and the description is Dahua’s own, not a consent. The masterplan tracker carries the planning status of each of the estate’s parks.

Worth remembering

Every date above is the developer’s target. The intersection needs Transport for NSW design approval before work starts, and the sports fields have not broken ground. If you already live here, expect construction traffic, dust and earthworks noise to continue through 2026 and into 2027.

On prices, the newsletter says Glenview premium land is selling from $476,000 for lots of 250–620 square metres. Three weeks later, on 30 August 2026, Dahua’s land-for-sale page advertised the entry Glenview Stage 7 lot — 255 sqm — from $463,000, and the cheapest lot in the estate at $453,000. The live listing page carries the current price. The what it costs guide has the wider context.

What to watch

Whether Stage 3 North Phase 2 reaches civil completion in Q1 2027, whether Stage 4 North’s date settles in Q1 or Q2, and whether the Southern Riparian works begin this quarter.
