Property check-in: what the Menangle Park land market looked like in August 2026
Eighteen developer lots from $453,000 to $1.1 million, and published suburb medians that disagree by more than 60 per cent. Plus a transfer-duty rule that can require vacant-land buyers to pay years before their plan registers.

A look at what was listed in and around Menangle Park at the end of August 2026, taken from developers’ listing pages and official data rather than suburb-profile headlines.
At the Menangle Park estate
Dahua’s land-for-sale page showed exactly 18 lots on 30 August 2026, advertised from $453,000 for a 250.3 sqm lot on Miracle Mile Boulevard to $1,100,000 for a 6,362 sqm lot on Lonhro Drive.
The band from about $700,000 to $770,000 is real, but it does not attach to standard residential blocks. It attaches to large ones: the Guineas Street lots at 777–894 sqm were $710,000–$760,000, and the Sunlight Crescent lots in Stage 4S, from 886 sqm up to 2,476 sqm, were $720,000–$770,000. Standard-sized lots sat lower and cost far more per square metre — roughly $1,200 to $1,820 per sqm at 250–670 sqm, against about $850–$900 per sqm on the bigger Glenlee-precinct blocks. A “from” price refers to the smallest lot on the board.
Glenview, the premium precinct in the Glenlee area, launched Stage 7 in March 2026. Dahua’s Spring newsletter advertised it from $476,000 for lots of 250–620 sqm; three weeks later the developer’s listing page showed the entry Glenview Stage 7 lot, 255 sqm, from $463,000. A Union Park release is marketed as coming soon at “from $499,000” in the estate’s social posts, which carry no price-correct-as-at date; check the listing page for the current price once the release opens.
A resale layer is emerging. Vacant-land resales recorded on Allhomes ran $670,000 to $694,000 — 56 Danehill Avenue and 4 Walla Walla Way at $670,000, 47 Eurythmic Street at $694,000. Those are contract dates rather than settlements, because the portal publishes no settlement date, and the band is narrower than the market: land recorded as sold in Menangle Park over the same window on Homely and onthehouse also includes 3 Guineas Street at $703,000, 8 Zipping Street at $725,000 and 6 Peter Pan Street at $745,000. Agent asking prices on 30 August ran $680,000 to $740,000.
Be careful with any suburb median you read
Two published medians for Menangle Park sat $485,000 apart in August 2026, for the same suburb over broadly the same period. CoreLogic’s figure, published on Your Investment Property Magazine’s suburb profile, was $765,000 from 77 sales in the 12 months to June 2026. realestate.com.au’s was $1,250,000 from 41 sales.
Official quarterly data cannot settle it. The NSW Department of Communities and Justice suppressed all Menangle Park sale figures for the January–March 2026 quarter because ten or fewer qualifying properties transacted. Rent is better documented: the official bond data put the median house rent in postcode 2563 at $780 a week for the April–June 2026 quarter, from 188 bonds held.
If someone quotes you a median for this suburb, ask what sample it came from.
Two nearby projects, and why they are not the same market
Figtree Hill (Stockland), Gilead is a separate estate in a different suburb, reached via Appin Road. The Village (Mirvac), Menangle is in Menangle 2568, Wollondilly Shire — a different suburb, different council and different railway station from Menangle Park 2563 in the Campbelltown LGA. Mirvac’s own project site is the place to check what remains there.
Listings for the two suburbs can cross over: realestate.com.au’s house-and-land page for “Menangle, NSW 2568” returned packages explicitly labelled Menangle Park. Check the street address on any listing before you treat its price as a Menangle Park comparable.
Before you shop
Most local lots list above the $350,000 vacant-land threshold for a full first-home-buyer transfer duty exemption under the NSW First Home Buyers Assistance Scheme (a concessional rate runs above $350,000 and under $450,000). A completed new home is assessed differently: full exemption at $800,000 or less, concessional above $800,000 and under $1,000,000. So how you structure land-then-build versus house-and-land changes the duty outcome.
Thresholds and rules change, and none of this is financial advice. The what it costs guide has the full breakdown, and the buyer protections guide covers the contract side.
