The biggest housing decision to touch Menangle Park in years came at Campbelltown Council's final ordinary meeting of 2025: on Tuesday 9 December, councillors voted to support the modified "East Village" planning proposal — 1,907 dwellings on a roughly 20-hectare (50-acre) site sitting 500 m to 1 km from Menangle Park station, next to the land set aside for the suburb's separate Woolworths-anchored town centre.
It's been a long road. The proposal first came to council in November 2022, when the recommendation was to reject it — councillors deferred it instead. A report to the June 2025 meeting said the original bid of 2,073 apartments — a 500 per cent density increase, at 136 dwellings per hectare — was not supported and should be scaled back toward 45 per hectare. The version endorsed in December is smaller and lower: 1,907 dwellings, open space up from 2.4 to 4.1 hectares, maximum apartment tower heights cut from 6–8 storeys to 3–6, and fewer terraces with improved design.
The vote wasn't unanimous. Greens councillors Jayden Rivera and Teo Triebels voted against, with Cr Rivera pointing to gaps residents already know well: hourly unelectrified trains, a small station platform, and a nearest public school 12 minutes away by car — or 40–50 minutes by bus. On the other side, Cr Cameron McEwan called the scheme a welcome addition to what will become a thriving suburb and a good standard for other developers to follow, while Mayor Darcy Lound, putting it to the vote, said council needed to signal support for more housing "but it has to be a good development."
What it means for Menangle Park: council's endorsement isn't the final word. The proposal now goes to the State Government, which makes the rezoning decision — and as of August 2026, that call is still pending. Even with approval, work on the first apartment tower is years away, and the published reports don't name the proponent behind the scheme.
