What it means
As of August 2026, NSW’s First Home Buyers Assistance Scheme gives a full transfer-duty exemption on homes up to $800,000 (partial to $1m) and on vacant land up to $350,000 (partial to $450,000). Note most local lots currently list above the land cap — but a completed new home under the home thresholds can still qualify, so how you structure land-then-build vs house-and-land matters.
